Mortgage Types

We are able to offer a number of different programs. We can do both Government loans (FHA, VA) and Conventional (Fannie Mae, Freddie Mac) loans. Here are the common differences between them.

Conventional Loans- These loans are specifically designed for a borrower that has around 20% (of the purchase price) or more to put down on a Home. These loans will offer great rates along with options of 10, 15, 20 or 30 year terms. Please contact us for more information on these types of loans.

FHA Loans- These loans are designed for a borrower who has a very little money to put down. The requirements for an FHA loan are 3.5% (of the purchase price) down on a new home. These loans are fully insured by the Federal Government and do require a monthly Mortgage Insurance Premium. Common FHA loans are set at 15 or 30 year terms. Rates on FHA loans are very similar to Conventional loans but not always the same. Please contact us for more information on these types of loans.

VA Loans- These loans are for Veterans or Active Duty (over 5 years) Military or Reserve borrowers. These loans Have competetive rates and will allow for 100% (of the purchase price) financing on a purchase. Please contact us for more information on these types of loans.
